Defect Cheat Sheet
The following defects and recommendations were noted on today's service visit -
The isolation for the FAP is not lockable/labelled, replacement required to prevent unauthorised isolation.
There is no local lockable isolation for the FAP. BS7671
The following AFDs/DTs were slow to react/failed the functional test and require replacement -
The batteries fitted in the FAP/IAP are undersized, an upgrade is required to ensure the required standby and alarm times are met.
The batteries in the FAP/IAP have failed the battery load test, replacements are required to ensure the required standby and alarm times are met.
The filter(s) in the Vesda system(s) are out of date, replacements required to ensure the system continues to function correctly.
The following faults were present on the FAP/IAP and require further investigation to rectify -
A link in the loop wiring of loop * panel * has been discovered. This requires further investigation and rectification asap. If further faults occur on this loop, a large section of the system could become disconnected, leaving parts of the building without alarm or detection devices.
The number of reported false alarms exceeds the investigation threshold, further investigation should be carried out to reduce the likelihood of false alarms.
EOL devices were discovered in the FAPs sounder/detection circuits. This means there is no fault monitoring on the circuit(s), if a fault occurs or parts of the system are disconnected, there will be no indication at the FAP.
There are undefined devices on the FAP, if an unlabeled AFD or sounder goes into fault or fire, there will be no way for users to locate the device quickly, resulting in unnecessary evacuations or increased loss from a fire event. Further investigation and rectification required.
There are undefined devices on the IAP, further investigation and rectification required.
The functional screen wiring is not connected to an earthing point, leaving this disconnected can increase the risk of data issues including corrupt data, failure or delayed events.
There is no zone map/chart next to the FAP or repeaters. A new zone map is required.
The FAP/IAP is using a Redcare unit to monitor the system, these devices are being disconnected and the phone lines are being switched off. Upgrade to new CSL/Dualcomm system recommended.
Connection to ARC has not been confirmed/failed a functional test, further investigation required.
Parts of the system are wired without adequate fire resistant support which can result in potentially obstructing escape routes or fire fighting efforts in a fire event. BS7671
The following equipment failed functional tests -
The following AFDs are too close to the walls/obstructions, recommend relocating -
The following fire escape exits do not have MCPs within the required area, recommend installing additional MCPs local to the exit -
There is water damaged equipment on site, recommend replacement of the following equipment -
The following AFD is not best suited for the area it is being used, recommend replacement to a more suitable type.
Note of condition only - the systems detection circuits are wired in non fire proof cables and are susceptible to failure during a fire event.
Note of condition only - All / Some / The majority of the AFDs on the system are dated {DATE}. Recommend replacements to reduce the likelihood of failures and false alarms activations.
Note of condition only - There are no MCP covers fitted on the system, recommend fitting covers to reduce the likelihood of false alarm activations.
Note of condition only - The system is wired in 4 core cable, with more than one circuit in the same cable. If one cable is damaged, 2 circuits will be affected.
The system has a multicore cable with more than one voltage or frequency in the one cable. This can create interference in the system and could lead to damaged PCBs in a fault event.
